Are your properties prepared for winter?

Old Man Winter says, ‘Here I come!’ But is your building ready? Roofing deficiencies at your property may be setting you up for trouble in 2019. Are you noticing mold, a damp roof deck or peeling paint? These can all be indicators that your roof is leaking and or that condensation is causing problems.
Now’s the time to hire a roofing contractor to make sure your property is ready for the challenging winter weather ahead. How do you find the right company to repair your roof? Here are a few tips.
1. Strength in numbers
Call at least 10 contractors who specialize in commercial roofing. Normally, half of the people who respond to your request will actually show up – and normally 60% of those will follow through with a quote. So you’ll likely end up with three quotes, and you generally won’t need to choose between bad and worse. Instead, you can choose from three professional companies.
2. Consider experience & qualifications
When selecting a contractor, look for a company that has at least five years of experience installing energy-efficient roofing products, to ensure that you’re partnering with a qualified, road-tested service provider. Even better, look for a Preferred Contractor. A company who has earned this status usually installs over $200,000 of material in a year and is factory-trained and certified. This is a very strong indicator of a roofing company’s financial health.
3. Avoid temporary ‘solutions’
Unlike quality roofing repairs, temporary repairs can be a waste of money, because when the roof is replaced the temporary patch will be removed and discarded. Instead, seek a partner who will use permanent materials to complete permanent repairs to your roofing system.
4. Optimize ROI with energy-efficient insulation
Using the correct insulation system is one of the most important factors of any roofing project. That’s because proper insulation – such as high-efficiency, sprayed polyurethane systems – can typically offset or pay back the cost of your roofing investment in little time due to energy cost savings.
5. Budget & timing
If you want to budget for the cost for a new roof in the next year, this is the time to prepare. That’s because the opportunity to save tax money may terminate at the end of the calendar year.
Pro tip: Sometimes, building owners can save money by buying materials at year’s end and storing them for installation during the following year. For instance, sprayed polyurethane materials can be purchased up to a year in advance and stored on site while taking up very little floorspace; a single pallet holds two sets of foam that will cover 6,000 square feet and only takes up 16 square feet of floor space.
